Bend is a full-service city with a thriving downtown, diverse dining scene, craft breweries on every corner, and robust shopping. It has top-rated schools within city limits, a wider range of price points, and more walkable urban neighborhoods like Northwest Crossing and the Old Mill District. If you want restaurants, nightlife, and city conveniences within walking distance, Bend delivers.

We’ve helped families settle in both places, and the honest answer is that it comes down to lifestyle. If you want peace, nature, and resort-style living with Bend just 15 minutes away, Sunriver is your place. If you want walkable urban energy with mountain access, choose Bend. Many of our investor clients actually own in both — a primary home in Bend and a vacation rental in Sunriver. And that’s a pretty great setup if you ask us.
